Certificate must be provided to tenants within 28 days

You must provide a copy of the valid CP12 to existing tenants within 28 days of issue. New tenants must receive a copy before they move in. Failure to provide the certificate on time is a separate breach of the regulations that can also affect the validity of a Section 21 notice. Certificate must be renewed every 12 months

A CP12 is valid for 12 months from the date of inspection. Letting it lapse even briefly puts you in breach of the regulations. Tip: if the inspection is carried out between 10 and 12 months after the previous one, the new certificate runs from the expiry date of the old one rather than the inspection date, preserving the full 12 months of coverage without any gap. Records must be kept for two years

Landlords must keep a record of the gas safety inspection for a minimum of two years from the date of issue and must be able to produce it to the HSE, local authority or a tenant on request. What a Gas Safety Certificate Confirms

A CP12 gas safety certificate confirms that all gas appliances, pipework, flues and ventilation in a rental property have been inspected by a Gas Safe registered engineer and found to be safe for continued use. It records the date of inspection, the engineer's Gas Safe registration number, every appliance checked, its location and the result of each check.

The CP12 was introduced under the Gas Safety (Installation and Use) Regulations 1998 and is the legal standard for gas safety compliance in rental properties across England, Scotland and Wales. It must be renewed every 12 months and can only be issued by a Gas Safe registered engineer. It cannot be issued by a general plumber, electrician or any other trade.

Gas Safety Certificate vs Boiler Service. What Is the Difference?

A gas safety certificate is a legal safety inspection. It checks that appliances are safe but does not clean, maintain or service the boiler. A boiler service is a maintenance check that keeps the boiler operating efficiently and is required annually by manufacturers to keep the warranty valid. They are two completely separate things and both are needed every year.

Immediately Dangerous

If an appliance poses an immediate risk of injury or death, our engineer will turn it off, disconnect the gas supply to that appliance and place a warning notice on it. We explain the problem and provide a written repair quote before leaving. A CP12 cannot be issued until the fault is rectified.

At Risk

If an appliance has a fault that could become dangerous but is not immediately so, our engineer advises you of the risk and provides a written repair quote. We strongly recommend addressing At Risk faults before the next tenancy. A CP12 can be issued noting the fault.

Not to Current Standard

Some older appliances meet the safety standard at the time of installation but not current standards. Our engineer notes these on the CP12 with a recommendation. The appliance passes but the issue is documented for your records.
